Your quote comes first.

Reading this page or submitting our quote form does not sign you up or create a contract. We review your required property photo, agree a property-specific service summary with you and give both parties a copy of the accepted agreement. Arrival preferences are not guaranteed appointments.

01

Your agreement & season

This agreement is between the customer identified in the accepted property service summary (“you”) and the legal person or business identified there as operating under the name All Clear Property Services (“we” or “us”). The service summary identifies the provider’s legal name and business address, the customer, the service address and the agreed work.

The standard season runs November 11, 2026 through April 15, 2027, inclusive. A later start must be written into your service summary. Coverage does not begin before both parties accept the completed summary and these terms, and any payment due before service is received. Coverage ends on the agreed end date; there is no automatic renewal.

Once your seasonal agreement is active, you do not need to request each qualifying clearing through the website. Service before or after your coverage dates needs a separate quote. One-time jobs are separately quoted and are not enrolled under this seasonal agreement.

02

The areas we clear

We use snow blowers and hand tools to clear only the driveways, walkways, steps, entrances, accessible decks or patios specifically listed in your service summary. A property photo is required before we accept or decline a quote. We may need more photos, measurements or an inspection if the scope or access is unclear.

Our advertised driveway starting price assumes a flat, paved area up to 500 square feet, with suitable snow storage on the property. The driveway-and-front-walkway starting plan adds one straightforward path to the front door. Extra paths, extensive steps, decks, slopes, larger areas and commercial properties require a property-specific quote.

Snow stays in agreed locations on your property. Roof clearing, parking-lot plowing, off-site hauling, heavy or bonded ice removal and work outside the agreed areas are excluded. We will not add paid work or change your scope without your approval of the additional price.

03

Your chosen snow trigger

Your service summary records your chosen trigger: at least 1, 2 or 3 inches of new, accumulated snow in a representative, undisturbed part of the agreed service area. After a clearing, the new accumulation is measured from that clearing. Before the first clearing, it is measured from the agreed starting condition; pre-existing snow or ice is assessed separately before enrollment.

We assess actual property conditions using our observations and, when helpful, customer photos or measurements. Website forecasts and airport snowfall reports help with planning but do not determine whether your property qualifies. Isolated drifts, roof shedding and piles left by a street plow do not by themselves establish the snowfall trigger.

Accumulations below your chosen trigger do not automatically prompt a visit. You can ask about a separately priced light-snow visit, subject to route availability. A lower trigger covers lighter snowfalls and has a higher seasonal starting price; it does not reserve an earlier arrival or guarantee more visits in any particular winter. The trigger and final property price must be agreed in writing before service starts. Later changes require mutual written agreement.

04

Visits & arrival preferences

The standard seasonal price includes one clearing in each rolling 24-hour period when your agreed trigger is met, throughout your agreed coverage dates. The 24-hour interval runs from completion of the previous clearing. This describes the included frequency, not a promise of arrival within 24 hours of snowfall.

Choose early morning, mid-morning, or noon or later. We will do our best to accommodate your preference while planning an efficient route. Preferences do not reserve a first stop, a particular hour or a completion deadline, and carry no timing surcharge. Times discussed with you are Pacific time.

We plan clearing as reasonably practicable after qualifying accumulation, with timing affected by ongoing snowfall, safe access, the work at each property and the route. This is periodic clearing, not continuous monitoring or emergency access service. Any special commercial opening-time requirement must be expressly agreed and priced in your service summary.

05

Deep snow & return visits

The standard seasonal plan covers qualifying clearings through the agreed season; it is not a prepaid block of visits. The one-time driveway depth-price table does not add automatic charges to covered seasonal work. Deep storms may require slower work, multiple equipment passes or a revised route. Safe operating conditions still apply.

During a continuing storm, another included visit becomes due for route scheduling when new snow since the last clearing reaches your agreed trigger and the 24-hour interval has passed. New snow below your agreed trigger after a visit does not automatically include a final cleanup. A second visit within 24 hours, a light-snow cleanup or a separate return for new drifting, roof shedding or a street-plow berm requires a separately approved quote unless your service summary includes it.

Loose street-plow snow present in the agreed driveway entrance when we arrive is included when our equipment can safely handle it. A hardened berm or compacted ice that requires equipment or work outside our service is assessed separately. If agreed snow-storage space fills up, we discuss a revised placement plan; off-site hauling is not included.

06

Access & parked cars

You authorize access to the agreed outdoor service areas during seasonal visits. Please provide usable gate access and tell us about surface damage, loose pavers, gravel, sprinkler heads, drains, cables, low obstacles, delicate landscaping and other hazards. Keep pets secured and people clear of working equipment.

Your driveway does not have to be empty. We can work around parked cars where there is safe clearance. We do not move vehicles, clear snow off them or reach underneath them. An area blocked during our visit is not included in an automatic return after the vehicle moves.

Remove small movable obstructions where practical. If access or a hazard prevents safe work, we will attempt to contact you and clear the safely accessible portions. A separate return to a previously blocked area must be arranged and priced with you first; we do not automatically charge an access or call-out penalty.

07

Salting & ice

Light spot salting of small frozen patches within the cleared area is included when needed and suitable for the surface. Tell us in advance about salt restrictions, sensitive surfaces, landscaping or other concerns so they can be recorded in your service summary.

We do not provide continuous ice monitoring, full-property deicing, ice chipping or standalone ice-removal visits. Snow clearing and spot salting do not guarantee bare pavement, an ice-free surface or prevention of slips. Refreezing and new accumulation can occur after we leave. Continue to use appropriate winter precautions and contact us about a condition that needs review.

08

Price & payment

Residential seasonal starting prices: 3-inch trigger — driveway $350; driveway + front walkway $550. 2-inch trigger — driveway $500; driveway + front walkway $750. 1-inch trigger — driveway $750; driveway + front walkway $1,050. The standard property limits above apply. Decks, larger or more complex properties and commercial work require a custom quote. These are guide prices for the whole coverage period, not per-visit prices.

Your service summary states your selected snowfall trigger, the fixed seasonal price, any applicable taxes, the payment amounts and due dates, and the accepted payment method. Website prices are starting estimates, not acceptance of a specific property. We do not collect payment or payment-card details through the quote form.

The seasonal price pays for the agreed service and reserved route capacity over the coverage period. It does not promise a minimum number of storms or visits. A light winter alone does not create a refund or credit while coverage continues. There are no automatic depth surcharges or arrival-preference fees for the standard covered service.

If a payment is overdue, we will send written notice and allow seven calendar days to resolve it before suspending service, unless a different written payment plan is agreed. We will tell you when a suspension starts. Reinstatement and any accumulated backlog must be discussed before service resumes; extra backlog work is not charged without prior agreement.

09

Cancellation & refunds

You may cancel by email or text using the contact details below. Include your name, service address and intended cancellation date. Cancellation takes effect when we receive the request, or on a later date you specify. We will acknowledge it in writing; a delayed acknowledgment does not delay the effective date.

Before your agreed coverage begins, amounts paid toward seasonal coverage are refundable in full. Separately approved and completed work outside the seasonal plan remains payable.

After coverage begins, the earned seasonal amount is the total seasonal price multiplied by the elapsed covered calendar days, divided by the total calendar days in your agreed coverage period. The cancellation date counts as an elapsed day. Payments above that earned amount are refunded; payments below it remain due. No additional charge is added by repricing included seasonal visits at one-time rates. Future unearned installments are cancelled.

For example, cancelling halfway through a fully paid $750 coverage period produces a $375 seasonal refund. Separately approved work is accounted for separately. We provide an itemized calculation and process any refund within 10 calendar days, or sooner if required by law. Your bank may need additional processing time.

We may also end service with written notice if we can no longer serve the property, an unresolved access or safety issue prevents service, or payment remains overdue after the notice period. The same unused-coverage calculation applies, without limiting any remedy for our failure to perform. Any cancellation, refund or other consumer right required by applicable law takes priority over these terms. Where a sale requires additional cancellation notices or forms, those must accompany the personalized agreement.

10

Delays & missed service

Heavy ongoing snowfall, road closures, unsafe travel, power or equipment problems, illness and other disruptions may delay the route. We will make reasonable efforts to notify you of material delays, arrange a practical alternative where available and resume work when it can be done safely. We do not promise a substitute crew or immediate response.

Contact us if you believe a qualifying clearing was missed. We will review the property conditions and service record and discuss completion or an appropriate credit if agreed work was not delivered. If we cannot continue service for the remaining season, we will notify you and refund unused prepaid coverage under the cancellation calculation. A delay clause does not remove responsibility for our own failure to use reasonable care or any rights the law gives you.

11

Property care & concerns

We will use reasonable care with your property. Both parties should document existing damage and known hazards before service. Please report a concern as soon as reasonably practical, with photos if available, so we can investigate and discuss an appropriate resolution.

We do not undertake to repair pre-existing defects, deterioration or damage caused independently of our work. Responsibility for any alleged new damage is assessed from the facts and applicable law. These terms do not release us from liability for our negligence or willful misconduct, waive nonwaivable rights, or require you to indemnify us for our own negligence.

12

Communication & changes

Keep a current phone number or email on file for service, access and billing messages. Property photos and details are used to assess and arrange your work and document service; they are not displayed publicly on this website. Permission to use a customer photo in marketing must be requested separately.

Your completed service summary, any attached scope photos or diagram, these identified terms and later changes accepted by both parties form the agreement. A clearly stated, mutually accepted property-specific term controls over a conflicting general term, subject to applicable law.

We provide a copy that you can retain. Acceptance may be by both parties’ signatures or another express written acceptance of the completed agreement. Electronic acceptance is used only when both parties agree to transact that way. A quote request, a time preference or simply visiting this page is not contract acceptance.

Changes to the price, covered areas, trigger or included service require mutual written agreement. Updating this webpage does not change an already accepted contract. Nevada law and applicable federal law govern service at Nevada properties; nothing here restricts legally available consumer complaints or remedies.

13

Your property service summary

Before signing or paying, both parties complete and review a personalized summary containing:

  • The provider’s legal name and business address; your name, service address and contact details.
  • The exact covered areas and scope photos or diagram, access instructions, snow-storage locations and salt restrictions.
  • Your coverage start and end dates, your selected 1-, 2-, or 3-inch trigger, one-clearing-per-24-hours frequency and any expressly agreed changes.
  • Your arrival preference, the total seasonal price, any applicable taxes, each payment amount and due date.
  • This agreement’s version, any legally required notices and both parties’ signatures or express written acceptance.

We’ll send this property-specific agreement after reviewing your quote request. Keep that completed copy with these terms. No seasonal service is activated by the website form.
